Luxury apartments bring new life to vintage Montrose complex

Montrose residents have a new affordable housing option in a locality that has been a much-desired location for decades: An apartment complex whose heyday was when guys congregated at disco Kroger to meet other men is getting a makeover that would make the gentlemen from Queer Eye proud.

Q10 Property Advisors purchased over 20 properties from Royce Properties in March 2019. Among those bought were three apartment buildings in the 400 block of Stratford Street, 15 nearby townhomes, and nine bungalows and homes.

The apartments on Stratford have been the first Montrose home to many of its residents, primarily because of their location being steps to all of the bars and restaurants and affordable prices. But like an aging drag queen, time had taken its toll on the old girls.

Many of the units had become uninhabitable with leaking ceilings, rotting patio planks, siding literally falling off, and plumbing issues. Without a major restoration plan, the buildings would likely have been destined for the wrecking ball.

Q10 Property Advisors saw the potential in the buildings and came to the rescue. Amanda Walker, property supervisor, said, “We are currently undergoing a $2.2 million dollar renovation that will include interiors and exteriors. We are taking the units down to the studs.â€

Each renovated unit will include: Energy Star black electric appliances, microwave, granite countertops throughout, two-tone designer paint colors, custom grey cabinets, high-end glass back splash, single compartment “barn†type sink, glass shower enclosures, granite breakfast bar, key fob access, washer and dryer in every apartment, and numerous other luxury amenities.

Q10 made the move into Montrose because they are always looking to expand into new markets.  Montrose and the inner loop are especially exciting to them because of the opportunity for growth and rejuvenation in this historic area. They currently manage another site in River Oaks.

“The team is excited about assisting with making this project successful in this amazing neighborhood,†said Walker. “Renovation is in full force. We are currently touring and have a few apartments available for move in. We expect the bulk of units to come on line in mid-August and early September. We tour Monday through Friday 9 a.m. to 6 p.m. and encourage you to stop by so you can see it for yourself,â€

Walker said it’s challenging to stay competitive in the market that is ever growing.

“We will continue to provide the utmost in customer service and hope our product speaks for itself. Maintaining a solid product that is affordable and of the highest quality is a focus for the team,†she said.

Q10 Property Advisors is a Houston based property management company. They are a boutique firm that provides individualized attention to their assets. They are a minority owned organization that has a modest footprint in the Houston market. The leasing office can be reached at 713-383-7795 or visit DawsonLiving.com.
